			<content:encoded><![CDATA[<p>I made an offer on a short sale property.  The house has a 1st and 2nd mortgage and is located in California.  Banks are Bank of America and Washington Mutual.<br />
<br />There are a few factors here that need consideration.  1.  Did you make a solid offer or did you try to lowball the offer.  2.  volume at both lenders.  If both lenders are backed up, it could take 30 days just for the offer to be reviewed.  I have heard stories that second lien holders are so backed up, they don&#8217;t even get assigned to a negotiator for 60 days.  3.  Who is the investor, this is the most critical of the questions for you right now.  For example, you stated that bank of america is the 1st mortgage holder, but who owns the loan?  Bank of America could own it, Freddie or Fannie could own it or a private investor could own it.  This is critical as each investor (owner) has their own set of guidelines that need to be adhered to when negotiating a short sale.  The situation is the same with the second, remember, Chase took over Wamu so who knows who&#8217;s servicing and who owns that lien.  4.  What type of financing do you have?  Are you getting a mortgage or is this a cash offer..  If your getting a mortgage, here&#8217;s the scenario, bofa has to approve the deal, wamu/chase has to approve the deal and then your lender has to approve the deal, your probably looking at 4-6 months for approval.  If its a cash deal 2-4 months, depending on the investors and their guidelines.</p>

<p>Is there anyway to find out how much my utilites would be and the property tax and house insurance before I begin the process to buy?<br />
<br />You have no way of knowing if the bank will accept even 92k, it is common place to list them far below their actual value to help dead beat sellers play the waiting game (this sale will take 4-6 months).</p>
<p>Have your agent do a BPO and offer within 90% of that, ignore the &quot;asking price&quot; it is just a number.</p>

Now I sold the house as seen and haven&#8217;t added anything since the buyer viewed the property and there were no stipulations prior to the sale so am I obligated to compensate the buyer or is it now his responsibility? Any worthwhile help appreciated.<br />
Ok thanks, I accept that I am liable to pay for the removal of these items, Would i then also be liable to any solicitors costs he might incur in resolving this matter? as I don&#8217;t want to deal with my estate agent anymore.<br />
<br />You will almost certainly not be liable for solicitors&#8217; costs (other than a court fee and £80 fixed costs), unless they sue, and their claim is worth more than £5,000.  However, unless you&#8217;ve left tonnes of scrap or waste oil or the like, I doubt it would come to that.</p>

<br />Get on your county appraisals web site and you&#8217;ll be able to find out who owns it, along with bunch of other useful info like how many beds, baths and so fort&#8230;</p>
<p>You can also get this information from your tax assessors office. Most of those are online now it is just a matter of google-ing it.</p>
<p>Once you find who the owner is &#8211; if it&#8217;s a private person, just contact them( you&#8217;ll find out where the tax bill is being send). If it is owned by a bank &#8211; it most likely is in foreclosure procedure and a realtor has not yet being assigned. if this is the case &#8211; just wait untill this happens and soon you&#8217;ll see his sign up-front. Then call him.</p>

You&#8217;ll know right away if you wanna see it or not.<br />
 They cry about houses not selling, but this non-posting of MLS #&#8217;s really wastes a lot of time for everyone.<br />
I am not a crack-smoking moron, and I am sorry if my avatar&#8217;s appearance and /or question composure has given that impression.<br />
I have tried using several sobbing real-estate agents. The result? Me looking up houses online, and calling my &quot;agent&quot; to go see them with me.<br />
Also, I have called the numbers on the signs, with very little positive effect. Why do you think I posted this question?Over 1/2 of these cry-babies don&#8217;t answer or call back.<br />
I have also looked for houses online by their address, and have not found them.<br />
One house, was the only house on that particular road for sale. I called the agent who&#8217;s number was listed on the sign, gave him the address, and he had no idea what house I was talking about.<br />
The MLS #&#8217;s are on every listing  pictured online, so it wouldn&#8217;t expose anyone to &quot;added security problems&quot; if the # was posted on the sale-sign itself.<br />
<br />To the guy who answered before me, I&#8217;m guessing you would stand to lose financially now wouldn&#8217;t you? Just a hunch.  I think that the &#8216;tricks&#8217; of the trade for lack of a better term &#8211; are usually not revealed in any industry.  An auto dealer will not post the invoice on the door of the car, a cable guy wont show you how to do it yourself to save the hassle of a 4 hour window for a service call again next time and so on.</p>
