How should proceeds of house sale be shared?

My friend together with her 3 sisters inherited a beautiful house. One of her sisters lived there and neglected the property. it was in a bad state of repair. My friend and just one other sister paid for the repairs and refurbishment. They also paid the mortgage arrears and the other bills that were outstanding. If the repairs had not been done the house would have been sold at a lower price. Should the sister who caused the damage be made to pay out of her share of the proceeds. There are 4 sisters should they all benefit from the work done by 2 and if so how should the proceeds be shared fairly.

The costs incurred by the 2 sisters should be repaid and the balance should be divided equally between the 4 sisters.

Offer made on a short sale house?

I have been looking at houses for a couple of months and found a house that is a short sale. Through a real estate agent, I made an offer for exactly what they were asking. Does anyone have any suggestions, advice, or correct steps with trying to get a short sale property? Is there anyway to know besides the agents word that the offer was submitted? Will the bank take the offers and accept the top offer without allowing others to increase their original offer?

If you are currently only in the verbal stage, other offers can come in. That happened to me last fall and I almost lost the house. Once you begin signing papers for the house, putting down earnest money, etc. the deal gets more solid. I advise you to be a pest to your agent and to the seller, its the only way to make sure things are getting down. Also, ask them to write something in when you submit earnest money that says they will stop viewing other offers.

House sale – Nobody tells me how it works?

I am in a process of selling my house for the first time. My knowledge is limited and I know only it involves exchange and completion.
I accepted an offer on a condtion that the exchange needs to take palce within 28 days followed by completion 2 weeks after it.
3 weeks have passed but I don’t hear anything from my estate agent. I rang him up and he told me 28 days is counted from the date of receiving some documents from the buyer’s solicitor. I didn’t know that. Neither my estate agent or solicitor explains what invovlves in the house sales. I have only spoken to the solicitor on the phone and never met her in face. Is that normal? What should I be aware of in the property sales and what is the tell-tell sign of collapse of sales?

The papers they are waiting for are probably the memorandum of sale.
You have to chase the Estate Agents and the Solicitors on an almost daily basis….otherwise they will just let it ride a slow course.
At the Exchange, this means that the two lawyers have exchanged contracts…..you agreeing to sell and the other agreeing to buy. After that, backing out can cost around 10% of the agreed price – to whoever pulls out.
Completion is usually about a week after exchange, it basically means that all the papers are done, the mortgage/estate agent/lawyer has been paid and the balance is on its way to your bank.
Do not move out or allow other party in the house until your lawyer tells you that completion has taken place. The money can take a working day to get in your bank (After completion) but the lawyer will advise.

Will a developer pay more for my property/house?

I have a ‘huge’ property and an avg. size house, will a developer that will clearly see the potential (can build 2-3 houses in my back yard) buy my house/property for more money than a casual house buyer that is looking for a house? (probably just to kick me out in case the house is not for sale..)
