I and another person are joint tenants with rights of survivorship.the buyer will be making payments to me.The other person on deed has undischarged bankruptcy.This is my homestead residence,I have no bankruptcy or creditors.We are in Florida.House paid for.I have to be careful how it is written,because of the bankruptcy of other person.

Even if you sign the purchase agmt w/out the other person, the property cannot be conveyed without the signature of the other person on title. Since that person is still in bankruptcy, his assets are in the jursidiction of the bankruptcy court esp. if they were attached. I recommend you get legal advice from an estate attorney since you do not wish to alert the BK court of the impendign sale.

I’m looking for a house and I’m still learning. The house I like is listed as 150,000 but its assessed value is 120,000…. I don’t understand that? Why would they list it 30,000 more than it is valued at?

Simply because, in most cases, assessed value does NOT represent market value. Assessed value is simply a figure used to assess property taxes. If all houses in a taxing district are assessed at 75% of market value, as example, then the taxation basis is fair and equitable. However, the basis used for that assessment does not represent market value.

That’s one of the major reasons that no one should trust Zillow and similar for ‘market value’. In many areas, such assessed value is the figure used by Zillow.

I bought a house for 100k in VA. I refianced 2 years later for 135k. 2 years later I took an equity loan out for 35k. I want to sell it for 200k. What will I be taxed on when I sell?

to determine your gain, you take your selling price less costs of sale, and the original purchase price
if you have a gain and this was your home you have an exclusion that is allowed if you owned the house 5 yrs and did not rent it out

You can try craig’s list and zillow. However, I want to warn you. I put my own house out there and all I got was spam emails about them needed my bank account info so they could wire me a check! And the con’s and scams are everywhere. You would be better served and protected by hiring a Realtor to list the property. While 89% of buyers shop on line, only 43% buy a house they found on line. Most end up with a Realtor and buy something else. Use your time wisely.
