I am planning to buy a house in texas; i know texas charges property tax annually; but do texas charges sales tax when buying a house? this is my first house; i am not sure that will make a difference or not?
There is no sales tax on houses. New mobile homes maybe.
I have sold a house through an estate agent and signed a percentage contract when mine went on the market, only thing is, i took a property as part exchange, in effect knocking £250k off the price of mine, so the actual "cash sale value" of my property was £135k. My agent still wants the full whack. The contract does not mention part exchange values/differences. what rights do i have to get the money i owe the estate agent down from about £10k (based on a sale figure of £375k) to a actual cash sale value of £135k
The agent’s commission is based on the agreed upon sale price of the house, which was 375k. The fact that you used different means of compensation to reach that amount has no bearing on the sale price. You owe the commission on that, and not just on the cash portion.
I’m looking to purchase a house, and I’ve decided that if I’m going to buy a house it’ll be a forclosed property, as in many cases a forclosed property is cheaper and most of the forclosed properties near where I live now are between 1-10yrs. old and in very nice condition. Since I am a first time house buyer, I’m not really 100% sure where/how to get the lists of forclosed properties.
How would I find a list of forclosed houses in my area? Do I just walk into any bank ands ask for a list, or do I have to go to a relator or to a specific bank and ask for the listings?
And on the list of properties will there be a price listing as well?
Right now I’m just looking for information, not buying, so please don’t give me a sales pitch.

Bidselect.com has foreclosed listings so does hud.gov check your state. We buy foreclosures and I use these sites faithfully their free and tell you how to contact someone who can show you the property. Be prepared though foreclosure properties are currently being marketed at about the same price as the non foreclosed properties because the market is being flooded and they normally require a lot more work and won’t appraise as highly. It is a for sale by owner the price is $26,500.00 we already had an agent working on another property he said that he would do the paper work for us and wants to charge us $1,500.00 for his services. We found the property our-selves and we also made the deal with the seller. I know that in ny the agent or brokers fee is 6% which they split. we did more than half the work so i think that we should do the same. Is it right for this agent to charge us $1,500.00 off the records. I thank you for any helpfull information.
A number of brokers here in the Buffalo area advertise commission rates as low as 2.5% so don’t be reluctant to haggle.

You know if you can’t afford to pay much,then maybe you should liook for a Gottage,which is a cottage/garage.Don’t know where those places are,but why don’t you -Google them in.
I live in Johnston County, NC and plan to stay in the area. Closest towns are Benson, Dunn, Smithfield, and Four Oaks. I go to school and then work, so I can’t really drive around to look for them. If anybody has any help for me or knows anybody that I can call I would greatly appreciate it.

Hi, first time home buyer. I found a REO house over 3000 sq ft. why the sale price is ONLY $27,000, isn’t it too cheap for a house like that, or does it mean something else because it is a REO house. Thanks for any help

You might want to stay away from this property. Although it may look good on the outside, chances are that this is not a good buy. Since it is an REO property, the amount is what is owed that also includes court costs. Just because its a 3000 sq ft house it more than likely could be a money pit.
If you want to make an offer, I would suggest you get a home inspection (paid for upfront) so that you know the roof is ok, the foundation is not a problem, it is not in a flood zone,there is no mold,insulation is adequate,plumbing is not a problem. The inside is not all torn up by previous owners such as holes,pipes missing,etc. You can’t base it on if there are appliances or not, if carpet is bad and if it is in need of paint. Those things are what you are really looking for if you buy a fixer.
