I am looking to find information on recent home sales and prices in my area. I know they are available online through the county, but I can’t figure out what department to search for.

Yes, the property always gets sold. The mortgage company has a default bid in the amount of the mortgage if no bidders come forth, so the house is gone. Depending on the state, notice can be immediate or take a while. You should see if the mortgage company will rent the house to your friend as suggested by another answer. In this market I think your friend will have a good chance of staying as a tenant for a while. If the house sells above the amount owed on the mortgage, your friend will be entitled to a refund of the overbid amount.

There’s one in Canada, www.mls.ca. Is there a similar one where all or most for sale houses are posted on one site?

lets you search MLS listings by zip code, city, state, and also gives you the option of searching areas that are next to the place you want to search…

I was recently having a conversation with someone who purchased a home and I asked what they paid. They were a little taken back and said they got a good deal. I was under the impression that house sale prices were public information, is that true?

Yes it is true. It is public information. Not easy to find sometimes,but it is available. The Realtors all have access to the closed properties and what they sold for.

Dominican Republic North Coast cheap houses for sale?

I have noticed in the Dom Rep north, that the house prices are very cheap compared to many other islands. Would you feel safe there?

I have lived here for 8-9 years and have never had a problem. First in Sosua and now in Cabrera and have enjoyed every day here.

There are still good buys here although in the last 7 years the prices have doubled at least. I am still buying.

Is it common practice for a real estate agent to send me a list of houses for sale via the web and then he is not the actual realtor involved in selling the house?
Is this normal practice? Should I contact the realtor who is actually selling the house first for the seller?

This is absolutely common practice. There is a listing agent and a buyer’s agent – once an agent lists a property, it is open for any agent to sell. The agent who is sending you the listings is trying to work with you as a buyer’s agent to help identify what you are looking for. They are your best bet. I can’t imagine why you would want to work with the agent who already has a relationship with the seller. Just make sure that the seller is paying all commissions on any property you find (this is typical). When it comes time to negotiate, do you think that agent would negotiate better on your behalf or someone who totally represents you? You don’t have to pay earnest money at all, but if it is totally customary in an area, you might want to. Ask your agent who customarily holds the earnest money. Usually it is the listing agent or the title company, but I have seen areas where the buyer’s agent can hold it. It is also not a bad idea to go to a lender for a pre-approval before you find a property so that you know how much you can afford and also because it give you better negotiation power by showing that you can get financing for the property.
