What’s the best way to find foreclosed homes for sale without having to deal with Real Estate Agents?

Regardless of how you find foreclosed properties, you will end up dealing with real estate agents anyway. The only lenders who will deal directly with buyers are smaller local banks which have kept the mortgage "in house" and have not resold the loan.

The big lenders (Wells Fargo, Bank of America, Deutsche, etc.) all dispose of their foreclosures through local area real estate brokerages. While you can find lists of their owned properties on their websites, you will be directed to the listing agency for further interest. Understand that over 95% of foreclosed properties are handled by real estate agencies.

The nationwide lenders simply do not want the hassle of dealing with buyers in fifty states, all of which have varying degrees of differences in real estate rules, documents, etc.

alright i think this dream had to mean something.

it started out i was searching for a house to buy and i was with my dad and my step mom. we’re in this community walking around since there were a few houses for sale in there. there was a group of old people like following us. as we checked out some of the houses i found flaws with all of them and after a while i started to get really scared in the houses. im not sure why. i remember i was rushing through the last house. it was undergoing some renovations if that means anything.

so were back outside and were getting chased by the old people again. they were gaining on us and i slowed down to save my step mom (not sure why she’s been a bitch to me since my step brother passed away.) and i realized that it was a bunch of people in their 20’s dressed up as old people so i took out the leader who was in a wheelchair and caused all the others to stumble over him. (i told you it was weird.)

then i came around a corner and was behind the grocery store thats within walking distance of my house. my dad and step mom werent there anymore, and i was eric from that 70’s show. and all of the cast is there and there all roller skating with random good looking people except for me cause i just showed up. fez was with 2 really cute chick and i went up to him and said sorry fez and took one of the girls. we danced for a little bit like everyone else. then we started kissing and i woke up.

like i said really weird dream buy i feel like it meant something. maybe if i add some details about my life right now it might help. i just turned 18 and i really want to move out. i live with my mom but she wasnt in the dream. the only thing i can think of as to why that 70’s show is in the dream is because i dont have many friends and we hardly ever hangout yet i really wish i had a group of friends who hung out regularly like in that 70’s show. i never have dreams about stuff thats going on in my life so i might be over thinking the dream. but yeah any help would be greatly appreciated.

damn romeo you got it almost spot on. my mom is in her 60’s but when ever i try to talk to her she acts like a child and wont let me say anything. and again with the needing a roommate and other circumstances stopping me from being able to move out. like my mom having a huge resistance against it. (even though every other sentence from her is telling me to move to my dads.)

dreams are usually a reflection of our everyday life just turned into a puzzle or metaphor(not always the case but it is most of the time), the feelings in the dream are your actual feelings about the situation. and sometimes our dreams offer a solution to a problem that we are having. with that said

here is my interpretation of your dream…

old people usually represent wisdom, but depending on how you feel about the elders in your life right now could represent the way you feel about them.
the fact that they were young people dressed up like old people, would mean that you have been getting immature advice from your elders…
the house hunting and finding flaws and getting scared means that you actually have some fears about moving out on your own right now (which is normal)
grocery stores are usually a place of shopping or options (if that makes sense)
this is where you found some friends and or a g/f?…

so if we put all this into your everyday life, problem/solution form
you may have some resistance from your parents when it comes to moving out, they may be saying your not ready and in turn you may actually feel this way. You might be feeling like you are ready to move out but are afraid of not being able to make it on your own, and need to find either a roommate or some friends to move in with.

hope this helps but remember your dreams meaning is never hidden from you, sometimes you just dont see it when its right in front of you.

While there many be some businesses who align people looking to do this with people selling their homes, this isn’t a "program".

You can do this on your own by contacting agents or people selling their homes and offering your services. You’ll be expected to have decent furniture, no pets, and to live very lightly in the house. You’ll also be responsible for keeping it clean and ready to go with an hour’s notice.

My ex boyfriend and I purchased a home 8 years ago. We are both listed as borrowers on legal loan papers. We had worked hard on fixing it and increased its value considerably. The quality of our relationship, however, did not improve or increased and we separated. I moved out of the property a year and a half ago but remained legally responsible for the loan and he still lives in it. Although we are no longer together, we remain good friends. I am looking into purchasing a vehicle within the next four months and I am already sure that I won’t be able to qualify for an auto loan due to the financial responsibility I still share with my ex boyfriend. We have discussed refinancing the home and making him the sole responsible party for the loan and therefore, removing my name from the mortgage and its financial commitment.. Currently, he can not buy my part of the loan out and refinancing will be just to remove me from the papers without taking money from the equity to at least maintain similar monthly payments and hopefully get a better interest rate. We have agreed to sell the home later (still work to be done, not in optimal selling condition) and divide the profits once the sale goes through. If we refinance this loan to his name, how will the IRS deal with my share of the the profits? Since I will not listed as the borrower, I am afraid the IRS will read my gain as a gift and I will be taxed for it. Should I make the refinancing transaction with my ex through the courts to have a legal binding document to fall back to during tax time and for good practices sake? How should I go about this? HELP!

Whether you are on the loan has no effect on the taxes on the gain. Removing yourself from the loan does eliminate your ability your ability to deduct the interest on the loan, but has no other tax implications. The question of whether the gain is a "gift" is determined only by who owns the house, in other words, who is on the deed, not the loan.

I did short sale on my property about 18 month ago, on my credit report shows 120 day late payment. currently my credit score is 711 and I have %15 down payment. I was wondering , Am I qualify for loan or not yet.

2 years would be the absolute best case scenario if there were extenuating circumstances. Since you were 120 days late, you will most like be subjected to the 7 year Fannie Mae rule. 2 years is for people who remained current or made an effort to remain current. Had you not missed any payments you could have applied for an FHA loan immediately.

My mother and I are looking for an old house in Atlanta, Georgia. Outside of Atlanta is okay too, as long as it is rather close.

It’s fine not to have a realtor at this point in looking. But, you will need one if you want to go through or if you want to buy. You should never blindly use the seller’s agent unless you want hassles.

Bulk of bank-owned homes aren’t even on the market yet
“Banks to unleash flood of REOs” at Inman News looks at the effect of foreclosures on the housing market this year:

Inventories of unsold homes are likely to swell in coming months as lenders begin to push a growing backlog of repossessed homes up for sale — often in communities already awash in distressed properties….

Because it can take weeks or months for lenders to put repossessed homes on the market, the impact of real estate-owned (REO) properties on inventories lags behind foreclosures. Government efforts to recapitalize banks through the Troubled Asset Relief Program (TARP) and other bailout measures may also have taken some of the heat off of lenders to unload REO properties at fire-sale prices.

But with the emphasis of TARP and other government relief efforts now expected to shift to creating jobs, helping troubled borrowers avoid foreclosure and providing incentives for home buyers, lenders could soon unleash a torrent of real-estate owned, or “REO” properties — even in markets already flooded with an oversupply of homes for sale.

“It’s almost like a tsunami — you can see it coming and you know it’s going to hit but you can’t get out of the way,” said Ann Stickel, vice president of affiliated services with Sarasota, Fla.-based brokerage Michael Saunders & Co.

So how many bank-owned properties aren’t even on the Multiple Listing Service yet? RealtyTrac senior vice president Rick Sharga puts the number at 75%. That’s a lot of houses.
